Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than 5 June 2021. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 180229 A Pr 200b B, 180229 A Pr 210b C, 180229 A Pr 110b B, 180229 A Pr 300b C, 180229 A Pr 120b B, 180229 A PL 80 B, 180229 A Pr 200 A, 180229 A Pr 10 A, 180229 A Pr 100b A and 180229 A PR 70, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the development hereby approved samples of the stone for the garage and entertainment/gym outbuilding and brick for the garage hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON5, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.

The tree protection details as shown on the Tree Protection Plan in the Arboricultural Impact Assessment reference: 17-2853 dated 21 November 2019 hereby approved shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C9, D1 and G2 of the South Oxfordshire Local Plan 2011

No spoil or excavated materials from the construction of the entertainment/gym outbuilding hereby approved shall be deposited or stored on the site. Reason: To protect the setting of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy 2027 and policy CON5 of the South Oxfordshire Local Plan 2011 .
