The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No development above slab level shall take place until a photographic schedule of all materials to be used in the external construction and finishes of the development hereby permitted has been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2 and ENV8 of the South Oxfordshire Local Plan 2035 and Policies NP6 and NP7 of the Benson Neighbourhood Plan.
No development above slab level shall take place until a detailed specification of the type, design and external finish of all windows and external doors have been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2 and ENV8 of the South Oxfordshire Local Plan 2035 and Policies NP6 and NP7 of the Benson Neighbourhood Plan.
That prior to the first use of the extension hereby approved, the pool house shown on drawing 200 A shall be demolished and the materials used in its construction, including foundation materials, removed from the land.
Reason: To ensure that cumulative impact of having both both the existing pool house and proposed extension on site, which would be harmful to the conservation area in accordance with Policy ENV8 of the South Oxfordshire Local Plan 2035 and Policy NP7 of the Benson Neighbourhood Plan.
No development above slab level shall take place until the following documentation has been submitted to, and approved in writing by, the Local Planning Authority:
- Construction details of all proposed IPP (Individual Property Protection) measures.
Reason: To prevent pollution and flooding in accordance with Policies ENV12 and EP4 of the South Oxfordshire Local Plan 2035.
Prior to any demolition and the commencement of the development a professional archaeological organisation acceptable to the Local Planning Authority shall prepare an Archaeological Written Scheme of Investigation, relating to the application site area, which shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To enable an appropriate level of archaeological investigation of the area including excavation and recording, post excavation analysis and the publication of results in accordance with Policy ENV9 of the of the South Oxfordshire Local Plan 2035.
Following the approval of the Written Scheme of Investigation referred to in condition 7 and prior to any demolition on the site and the commencement of the development (other than in accordance with the agreed Written Scheme of Investigation), a staged programme of archaeological evaluation and mitigation shall be carried out by the commissioned archaeological organisation in accordance with the approved Written Scheme of Investigation. The programme of work shall include all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication which shall be submitted to the Local Planning Authority.
Reason: To enable an appropriate level of archaeological investigation of the area including excavation and recording, post excavation analysis and the publication of results in accordance with Policy ENV9 South Oxfordshire Local Plan 2035.
The development hereby approved shall be implemented in accordance with all of the ecological mitigation and enhancement recommendations made in section 5 of the supporting Bat Survey Report (Hankinson Duckett Associates, August 2021, Ref: 1013.1). All mitigation and enhancement features shall be delivered on site prior to first occupation.
Reason: To protect the important species on site, in accordance with Policies ENV2 and ENV3 of the SOLP, Policy NP26 of the Benson Neighbourhood Plan and paragraphs 174 and 180 of the NPPF.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" that shall first have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
