Description
Proposed single storey extension to rear courtyard, removal of 20th century lean too wc extension, unblocking a blocked up ground floor doorway, reinstating exiting chimneys and flues, internal alterations to create two new wc's including a disabled access wc, and removal of a partition at second floor. Use of ground floor as B1 office space and basement as meeting room with waterproof and insulated internal lining. Upgrade of insulation quilt laid over first floor ceiling where accessible. Replacement of existing boiler from basement to location under stairs, re using existing flue. Replacement of air conditional plant in rear courtyard with two new external condensers to rear of courtyard. Internal air conditioning plant to be upgraded using existing pipe runs where possible. Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 18 BHHS PGF01 Rev L, 19 BHHS ESP01, 19 BHHS SLP01 Rev B, 18 BHHS PRP01 Rev D, 18 BHHS PS01 Rev E, 19 BHHS EGF01, 19 BHHS ERP01, 18 BHHS PSP01 rev F, 18 BHHS EP01 rev B and 18 BHHS PE01 Rev H, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted for the new extension shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies D1, CON7, CON3 and CON2 of the South Oxfordshire Local Plan 2011.

The air source heat pump hereby permitted shall be designed installed and maintained in line with the requirements of the Sound Solutions report (document reference 33042-R1) dated 12 July 2019 and the additional information set out by the Acoustic Consultant in the email dated 2 August 2019. Reason: To protect the occupants of nearby residential properties from loss of amenity due to noise disturbance and in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.
