Conditions / Refusal Reasons
That, having regard to the details of the proposed layout and the pattern of development in the area, the proposal represents a contrived and incongruous form of development that would be out of keeping with the established character of the surrounding area and does not reinforce local distinctiveness. As such the proposal would detract from the established character of the area contrary to Policies ESDQ16, and ESDQ17 of the Thame Neighbourhood Plan, Policy CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1, and H4 of the adopted South Oxfordshire Local Plan, and advice in the South Oxfordshire Design Guide and the NPPF.

That, having regard to the design and siting of the proposed dwelling and the spatial relationship with 10 Moats Crescent, the development would result in loss of light and outlook to 10 Moats Crescent to the detriment of the amenity of the occupiers of this property. As such the proposal is contrary to Policies, D4 and H4 of the South Oxfordshire Local Plan, advice in the South Oxfordshire Design Guide and the NPPF.
