The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1853 PL 202 Rev A, 1853 SU 200, 1853 SU 101, 1853 SU 100, 1853 PL 500, 1853 PL 104, 1853 PL 100, 1853 PL 101, 1853 PL 102, 1853 PL 103, 1853 PL 201, 1853 PL 200, 1853 PL 400, 1853 SU 400 and 1853 SU 201, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P20/S2568/DIS, P21/S0471/DIS

Prior to the commencement of the relevant part of the works hereby approved samples and / or a specification of the materials to be used for the replacement of the external roof of the garage / outbuilding shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development, and to safeguard the historic and architectural qualities of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, and CON4 of the South Oxfordshire Local Plan 2011. All materials to be used in works of making good of the development hereby permitted shall match the existing materials and finishes unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development and to safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011

Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development and to safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.

Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The existing door of the master bedroom shown to be removed shall be re-used as the door in the new opening to the en-suite bathroom serving the master bedroom. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. new plumbing routes and extractor routes and outlets for new bathrooms b. acoustic insulation on the party wall, including confirmation that any historic features such as skirting boards will be retained/reused c. the replacement letter box and other fittings to the front door of the dwelling Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The rooflight windows hereby approved shall be conservation style and set flush with the plane of the roof in which they are to be inserted. Reason: In the interests of the visual appearance of the development and to safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.
