The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P20/S2568/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1853 PL 202 Rev A, 1853 SU 200, 1853 SU 101, 1853 SU 100, 1853 PL 500, 1853 PL 104, 1853 PL 100, 1853 PL 101, 1853 PL 102, 1853 PL 103, 1853 PL 201, 1853 PL 200, 1853 PL 400, 1853 SU 400 and 1853 SU 201, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the relevant part of the development hereby approved samples and / or a specification of the materials to be used for the replacement of the external roof of the garage / outbuilding shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development and to safeguard the special historic and architectural qualities of the listed building in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, CON4, CON5, CON7 G2 and H13 of the South Oxfordshire Local Plan 2011.

All materials to be used in works of making good of the development hereby permitted shall match the existing materials and finishes unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development and to safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011

The rooflight windows hereby approved shall be conservation style and set flush with the plane of the roof in which they are to be inserted. Reason: In the interests of the visual appearance of the development and to safeguard the special architectural or historic interest of the listed building in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy and Policies D1, G2, H13, CON2, CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

The living accommodation hereby permitted in the garage and workshop shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 41 High Street. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and parking in accordance with Policies D4, D2, H13 and T2 of the South Oxfordshire Local Plan 2011.

The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without planning permission from the Local Planning Authority. Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
