Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC001, P19-0161_02B, P19-0161_03B, P19-0161_04B and P19-0161_01B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies A1, D1 and G2 of the South Oxfordshire Local Plan 2011.

That if within 10 years of the substantial completion of the building, the use of the building for agricultural purposes permanently ceases, and within a further 3 years, planning permission has not been granted for an alternative use, and there is no outstanding appeal, the building shall be dismantled, the materials shall be removed from the land and the land restored to its former condition before development took place, or to such a condition as shall otherwise have been agreed in writing by the Local Planning Reason: New buildings in the Green Belt are generally inappropriate development unless for agricultural development or other strictly defined purposes. Planning permission is only granted because there is a specific agricultural need for the buildings which would cease to apply if the building was no longer required for those purposes. This condition is required to safeguard the openness of the Green Belt in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and saved Policy GB4 of the South Oxfordshire Local Plan 2011.
