The proposed dwelling, having regard to the scale and location in close proximity to the boundary of the adjoining property to the north-west (25 Sinodun Road), would result in overshadowing of the neighbouring garden, reduction in daylight to a first floor bedroom window and would appear within the outlook from that property as an overly large addition to the site. Cumulatively this would have an overbearing effect resulting in unacceptable harm to neighbouring residential amenities contrary to the aims of policies H4, D1 and G2 of the South Oxfordshire Local Plan 2011 and policy CSQ3 of the South Oxfordshire Core Strategy 2027.

Having regard to its cramped nature and lack of provision of private outdoor amenity space, the proposed layout would fail to provide adequate standards of privacy and residential amenity for the occupants of the proposed dwelling contrary to the aims of policies H4, D3 and D4 of the South Oxfordshire Local Plan 2011 and policy CSQ3 of the South Oxfordshire Core Strategy 2027.

The proposed dwelling, having regard to its scale, location and design would be out of keeping with the scale and pattern of existing development in the locality, and would be seen as an incongruous addition to the street scene that would cause unacceptable harm to the visual amenity of the area contrary to the aims of policies H4, D1 and G2 of the South Oxfordshire Local Plan 2011 and policy CSQ3 of the South Oxfordshire Core Strategy 2027.
