The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P21/S0192/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 747 P01, 747 P02, 747 P03, 31959 2, 31959 1, L01, 747 P05, 747 P04 and 747 03 Rev A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P21/S0192/DIS

Prior to occupation of the development hereby permitted the proposed means of access onto Littleworth Road is to be formed and laid out and constructed strictly in accordance with the local highway authority's specifications and all ancillary works specified shall be undertaken. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011. Related application(s): P21/S0192/DIS

The vision splays shown on the approved plan P747 02 shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.9 metres as measured from carriageway level. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011. Related application(s): P21/S0192/DIS

Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan no. 747 P02 and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

That the materials and finishes to be used in the construction of the new extension to number 51 Littleworth Road be carried out in materials to match unless alternatives are otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies Con 7, G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby approved samples of the materials to be used for the external walls and roofs of the new dwelling shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies Con 7, G2 and D1 of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of any new windows and external doors for number 51 Littleworth Road have been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies Con 7, G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development hereby approved, details of the proposed bike sheds (elevations) shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies Con 7, G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the occupation of the development hereby approved, a single integral bat box (Ibstock Bat Box C or similar) shall be erected on the new dwelling, in a suitable location informed by a suitably qualified ecologist. Thereafter, the bat box shall be retained in situ, in perpetuity. Reason: To secure net gains for biodiversity, in accordance with Policy CSB1 of the SOCS, policy C6 of the SOLP and paragraph 170(d) of the NPPf

The development hereby permitted shall not commence until details of the surface water drainage works have been submitted to and approved in writing by the Local Planning Authority. The approved surface water drainage works shall be carried out prior to the occupation of the new dweling. Reason: To prevent pollution and flooding in accordance with Policies EP1, EP4 and EP6 of the South Oxfordshire Local Plan 2011.
