Conditions / Refusal Reasons
The proposed development would result in the loss of an important positive building within the conservation area which contributes to the overall significance of the designated area. The proposed replacement building would fail to mitigate for the loss of the fabric. As such the proposal would conflict with Section 72 of the Planning (Listed Buildings and Conservation Areas) Act 1990, Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy and saved Policy CON7 of the South Oxfordshire Local Plan 2011.
The proposed development is likely to have an adverse impact on the long term healthy retention of two protected Lime trees in conflict with the NPPF, Policy CSEN1 of the South Oxfordshire Core Strategy and saved Policies G2 and C9 of the South Oxfordshire Local Plan 2011.
