That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 20.53-001, 3609-200 C and 3609 201, except as controlled or modified by conditions of this permission.

Within three months of the date of this planning permission, a detailed plan showing provision of car parking spaces to be provided within the site in accordance with the District Council's adopted car parking standards shall be submitted to the Local Planning Authority. The approved parking spaces shall be laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles in strict accordance with the approved details within three months of the written approval of the Local Planning Authority. Thereafter, the car parking spaces shall be retained unobstructed except for the parking of vehicles associated with the development at all times.

Within three months of the date of this planning permission, details of cycle parking facilities shall be submitted to the Local Planning Authority. The approved details shall be implemented within three months of the written approval of the Local Planning Authority. Thereafter, the cycle parking shall be retained in accordance with the approved details.
Reason: To encourage the use of cycles as a means of transport in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
Within one month of the date of this planning permission, a Green Travel Plan shall be drawn up, and submitted to and approved in writing by the Local Planning Authority in consultation with Oxfordshire County Council. The Travel Plan shall include proposals for all travel by modes other than the private car for journeys to and from the site. Thereafter, the Travel Plan shall be monitored and submitted for review to Oxfordshire County Council, in accordance with their adopted Travel Plan guidance.
Reason: To promote the use of non car modes of transport in accordance with Policy TRANS4 of the South Oxfordshire Local Plan 2035.
The buildings and land shall be used as a single family dwellinghouse and as a day nursery to provide childcare for a maximum of 26 children at any one time and for no other purposes including any other purpose in Class E of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any Order revoking or re-enacting that Order).
Reason: In the interests of residential amenity and highway safety in accordance with Policies DES6 and TRANS5 of the South Oxfordshire Local Plan 2035.
The hours of operation for the day nursery use shall be restricted to 7:30am to 6:00pm Monday to Friday excluding public holidays.
