That, having regard to the details of the proposed layout and the pattern of development in the area, the proposal represents a contrived and incongruous form of backland development that would be out of keeping with the established character of the surrounding area and does not reinforce local distinctiveness. As such the proposal would detract from the established character of the area contrary to Policies ESDQ15, ESDQ16, ESDQ17 and ESDQ28 of the Thame Neighbourhood Plan, saved Policies G2, D1, D3 and H4 of the adopted South Oxfordshire Local Plan, advice in the South Oxfordshire Design Guide and the NPPF.
That, having regard to the position of the dwelling on the site, the proposal represent an unneighbourly development to 10 Moats Crescent as it would be overbearing, result in some loss of sunlight and daylight to the rear habitable room and result in overlooking from the Juliette balcony to the rear garden. As such the proposal would be harmful to the residential amenity of 10 Moats Crescent contrary to saved Policies, D3, D4 and H4 of the adopted South Oxfordshire Local Plan, advice in the South Oxfordshire Design Guide and the NPPF.
