Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, P005 Rev 21/05/2019, P004 Rev 21/05/2019, P002 Rev 21/05/2019, P001 Rev 21/05/2019, P010 Rev 21/05/2019, P008 Rev 21/05/2019, P003 Rev 21/05/2019, P006 Rev 21/05/2019, P009 Rev 21/05/2019, P007 Rev 21/05/2019, E 005, E 004, E 002, E 001, E L01 Rev A, P L01 Rev A, P B01 Rev A, E B01 Rev B, E 006 and E 003, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1 and H13 of the South Oxfordshire Local Plan 2011.

The approved en-suite window in the west-facing elevation of the dwelling shall be glazed in obscure glass with a minimum of level 3 obscurity, and shall be fixed shut with the exception of a top hung openable fanlight, prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies G2, D4 and H13 of the South Oxfordshire Local Plan 2011.

The garage accommodation shown on approved plan 866/P001 dated 21/05/2019 shall be retained as such and shall not be adapted for living purposes without planning permission from the Local Planning Authority. Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies G2, D2, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
