Listed building consent for the erection of a single storey rear addition to replace existing rear extensions and outbuildings, replacement of rear first-floor window and internal minor alterations (resubmission following approval of P15/S2770/LB)
Conditions / Refusal Reasons
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BS.308.012.PL0, BCS.308.001 and 01095.01, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.
The development hereby approved shall be completed in accordance with the details of this planning permission and the external materials and internal works details as previously agreed in writing by the local planning authority under discharge of condition application P18/S0861/DIS (approved on 14 June 2018).
No external vents or ducts shall be installed until details, including drawings as necessary, have been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall be completed in accordance with the approved details and maintained in that state.
Reason: In the interests of preserving the significance of the grade II listed building and the special character of the conservation area development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5, CON7, H13, D1 and G2 of the South Oxfordshire Local Plan 2011.
All internal doors and windows, within the original part of the house, shall be repaired and reused within new openings unless otherwise agreed in writing by the Local Planning Authority.
Reason: To safeguard historic fabric of the grade II listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
