Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, RGL-17-2719-04, 07, 06, 04a, 03b, RGL-17-2719-03, RGL-17-2719-02, 02a, 01a, RGL-17-2719-05, 05a and RGL-17-2719-01, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Notwithstanding the submitted details, prior to the commencement of development hereby permitted, elevational drawings at a minimum scale of 1:20 and plan and vertical sectional drawings at a minimum scale of 1:2 of all external joinery details (including all windows and doors) along with architectural details of the proposed external finishes, heads, sills, position in wall reveal and any surrounding dressings, shall be submitted to and approved in writing by the Local Planning Authority. The development shall be implemented strictly in accordance with the approved details and retained thereafter. Reason: To ensure the development is compatible with its surroundings, to protect the significance of the grade II listed building and character and appearance of the conservation area in the locality in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall not commence until a sample of the proposed roof covering material and a full written schedule of all other external materials to be used in the construction of the development has been submitted to and approved in writing by the Local Planning Authority. The written details shall include (but not be strictly limited to) a photographic example of each material, the material name and manufacturer/supplier name. Reason: To ensure the development is compatible with its surroundings, to protect the significance of the grade II listed building and its setting in accordance with Policy CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the occupation of the dwelling hereby approved the slit windows within the southeast facing rear elevation of the building shall be reopened to the historic opening sizes in accordance with the details as approved under condition 4 of this listed building consent. Reason: To ensure the development results in enhancement to the significance of the grade II listed building and its setting in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

Should any repairs to the listed building be required to be undertaken during the construction phase of the development the materials to be used shall match those of the existing building in terms of their type, colour, finish, method of laying/construction and appearance. Reason: To ensure the development is compatible with its surroundings, to protect the significance of the grade II listed building and its setting in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
