The proposal to retain the clear glazing to the first floor bedroom window in the north east elevation, in close proximity to the boundary with Nuthatch Grange, would result in overlooking of the main garden area of that property, thereby detracting from the adjoining occupiers' enjoyment of that part of their garden and their residential amenity. As such, the proposal would be contrary to Policies G2, D4 and H4 of the South Oxfordshire Local Plan 2011 and advice contained within Section 7 of the South Oxfordshire Design Guide 2016 and guidance contained at Paragraph 127 f) of the NPPF.
