The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, SIP 01 and LOC 01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Notwithstanding details submitted, the works shall comply with recent guidance produced by Historic
England. (https://historicengland.org.uk/advice/technical-advice/emergency-and-fire/fire-advice/reducing-firesin-thatched-roof-properties/). The guidance lists actions that can be taken to reduce the risk of fire. These actions should be taken together, in addition to complying with the stove manufacturer's operating instructions,building regulations requirements, and any insurance policy conditions.
1. Sweep chimneys frequently to prevent build-up of tar and soot
2. Check that the distance between the top of the chimney pot is sufficient
3. Fit bird guards to prevent nest building in chimneys
4. Install a suitable flue liner
5. Take care when lighting the stove
6. Take care when refuelling the stove
7. Fit a stove pipe temperature gauge
