Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 052-101 Rev 04, 051-100 Rev 04, 010-100, 020-100 Rev 03, 031-100 Rev 03, 031-101 Rev 03, 032-100 Rev 03, 032-101 Rev 03, 032-102 Rev 03, 052-100 Rev 03 and 051-101 Rev 04, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
The works shall be carried out as shown on the submitted plans, in materials also shown on the submitted plans.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.
That new joinery used shall match the existing joinery at the Coach House.

INFORMATIVE:
Evidence has been submitted to the local planning authority indicating that the proposed works, which do not require planning permission, may impact a European protected species. Unlawful disturbance, injury or killing of such a species, or the destruction or inference with a place of rest of such a species, is an offence under UK and European law. The applicant is strongly advised to take the advice of a consultant ecologist and obtain a European protected species derogation licence prior to any works starting on site. Failure to do so may result in an offence being committed and prosecution.
