The development to which this permission relates must be begun not later than 20 September 2020.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of the development hereby approved, a written schedule of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. The tree protection details as shown on the approved Tree Protection Plan (Merewood Arboricultural Consultancy Services - October 2018) shall be put in place prior to the commencement of any on site works including demolition and thereafter shall be retained in situ for the duration of development.

The development hereby approved shall be carried out strictly in accordance with the details and recommendations of the approved Construction Method Statement (document ref: 181107_1395_A - Centrespace Design LLP) and shall be retained thereafter.
Reason: To ensure the stability of the listed building is not undermined during the course of development and to safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 and CSQ3 of the South Oxfordshire Core Strategy and Policy D1, CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
The development hereby approved shall be carried out strictly in accordance with the Archaeological Watching Brief details and recommendations of the approved Written Scheme of Investigation (Ref: 7189 - Oxford Archaeology - October 2018). Within 90 days of the completion of the excavation works hereby permitted a final written report shall be submitted to the local planning authority and a copy deposited to the Oxfordshire Historic Environment Record.
Reason: To secure the protection of and proper provision for any archaeological remains in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON11, CON13 and CON14 of the South Oxfordshire Local Plan 2011.
