Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2052.G.6 v4, 2052.G.1 v4, 2052.G4 v4, 2052.G.2 v4, 2052.G.5 v4 and 2052.G.3 v4, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved, and the brick used shall be Imperial brick company's "'Weathered Soft Red' - Reclaimed" brick, or the development shall be constructed in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON5, G2 and D1 of the South Oxfordshire Local Plan 2011.
The flintwork on the exterior of the development hereby permitted shall be constructed using traditional knapped flint, individually laid as part of the construction and lime mortar, and its laying and pointing shall match that of the church wall.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3, CSEN1 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON5, G2 and D1 of the South Oxfordshire Local Plan 2011.
All tree protection measures shown on Drawing No. 2052.G.6 DAC v4 must be put in place prior to any other works starting on site. Once all tree protection measures are in place the foundation construction for the wall must be undertaken by hand, with the only ground excavation or level changes being made in the position of the 6 foundation pads shown on Drawing No. 2052.G.3 DAC v4. No other ground level changes must be made. Only on completion of all works can the tree protection measures then be removed from site.
Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011 and Policiy CSEN1 of the Core Strategy.
