Two storey side extension, single and two storey rear extension, provision of vehicular access from Courtfield Road and erection of garage (as amended by revised plans received 19th October 2018)
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PA-01, PA-04 Rev A, PA-06 Rev A, PA-07 Rev A, PA-02 Rev A, PA-03 Rev A, PA-05 Rev A and PA-08 Rev A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing buildings.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
The first floor window in the east side elevation of the development hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity, and shall be fixed shut with the exception of a top hung openable fanlight, prior to the first occupation of the accommodation and it shall be retained as such thereafter.
Reason: To ensure that the development is not unneighbourly in accordance with Policies H13 of the South Oxfordshire Local Plan 2011.
Prior to the first occupation of the development hereby approved, the two roof light windows in the west elevation of the extension hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity, and shall be non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed. The windows shall be retained as such thereafter.
Reason: To ensure that the development is not unneighbourly in accordance with Policies H13 of the South Oxfordshire Local Plan 2011.
Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan PA-02 Rev A and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times.
Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
That the existing garage building shown on approved plan PA-02 Rev A to be removed, shall be demolished prior to the substantial completion of the new garage hereby approved.
Reason: To ensure satisfactory comprehensive development in accordance with Policy CSQ3 and CSNE2 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1, GB4 of the South Oxfordshire Local Plan 2011.
The vision splays shown on the approved plan PA-02 Rev A shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.9 metres as measured from carriageway level.
Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without planning permission from the Local Planning Authority.
Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
