Due to the size and scale of the replacement dwelling, it will result in a significant increase in the volume of the existing dwelling at the site. Such an increase is not justified and due to the overall volume increase it will result in a visually intrusive dwelling within this rural landscape, to the overall detriment of the character and appearance of the site and its surroundings. This is contrary to policies G2, G4, D1 and H12 of the South Oxfordshire Local Plan, policy CSQ3 of the South Oxfordshire Core Strategy and the NPPF.
