Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 18017.PP0010 and 18017.SU010, 18017.SU003, 18017.SU004, 18017.SU005, 18017.PE0010, 18017.PE0011, 18017.PP0030, 18017.L001, 18017.PP0031, 18017.SU002 and 18017.SU01, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the works hereby approved a schedule all new materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the buildings and the setting of listed and historic buildings in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON5, of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of all alterations to the historic walls to be retained (A1 & A3) will be submitted to and approved in writing prior to commencement of relevant works. This will include details of insulation, plasters and method statement for cleaning of historic masonry and timber plus any other relevant fixings or alterations. b. Submission of a full schedule of works for the conversion of the granary to include drawings where appropriate Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the character of the buildings and the setting of listed and historic buildings in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON5, of the South Oxfordshire Local Plan 2011.

Prior to commencement of works a building record shall be submitted to and approved in writing by the Local Planning Authority. The building record shall be completed to a Level 3 standard (see Historic England's guidance 'Understanding Historic Buildings) and shall cover structures A1-A3, C & D as labelled on the plan submitted with the Heritage Impact Assessment by Oxford Archaeology. Reason: To record features of lower significance which are to be completely demolished and the features of higher significance but which are to be retained in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON5, CON7 and CON14 of the South Oxfordshire Local Plan 2011 and advice in paragraph 199 of the NPPF.
