Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies H13, G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any site works or operations relating to the development hereby permitted, detailed engineering drawings to demonstrate minimal dig foundation design for the gym/tea room and garage buildings shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.

Except where controlled by other conditions attached to this permission, the construction of the development hereby permitted shall be carried in accordance with the methods set out in the approved Aboricultural Report revision B - Aboricultural Impact Assessment and Arboricultural Method statement (prepared by Consulting With Trees dated April 2018 and amended in July and September 2018) and the tree protection measures set out in the Arboricultural Report shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development, unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard trees which are visually important and prevent encroachment into the ancient woodland which is an irreplaceable natural resource, in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be implemented strictly in accordance with the recommendations made in sections 4.9 to 4.29 (inclusive) and sections 4.35 to 4.37 (inclusive) of the supporting Preliminary Ecological Appraisal (The Ecology Consultancy, 25/06/2018, Job Number: 6614). This condition will be discharged through the receipt of a letter from the project ecologist to the local planning authority providing evidence that this condition has been adhered to. Reason: To protect the important habitats and species found on site, in accordance with Policy CSB1 of the SOCS, Policies C6 and C8 of the SOLP, and paragraphs 170 and 175 of the NPPF.
