Conditions / Refusal Reasons
The principle of residential development is not acceptable on this site because the development does not accord with the growth strategy for the smaller villages in the district. Owing to its location and design, the proposed development would be harmful to the Chilterns AONB, the setting of the conservation area and would be harmful to local character. The proposed development is not considered to be environmentally sustainable and would therefore result in an unsustainable form of development. As such the development fails to comply with national policy and guidance and policies CSEN1, CSEN3, CSS1, CSR1, CSQ3 and CS1 of the South Oxfordshire Core Strategy, 2012, and saved policies C4, D1, G2, G4, H4 and CON7 of the South Oxfordshire Local Plan, 2011

The proposed development would result in future occupants relying on the use of private vehicles to access local facilities and services and as such would result in an unsustainable form of development, in conflict with national policy and guidance, policy CS1 of the South Oxfordshire Core Strategy, 2012, and saved policy T1 of the South Oxfordshire Local Plan, 2011.
