Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Before any of the dwellings hereby permitted are first occupied, the proposed vehicular accesses, driveways and turning areas that serve those dwellings shall be constructed, laid out, surfaced and drained in accordance with the specification details to be submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of highway safety and to ensure a satisfactory standard of construction and layout for the development, in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
Parking and turning areas shall be provided in accordance with the submitted plan approved through condition 3 of this permission, and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times.
Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
The garage accommodation hereby approved for Plots 22-28, 43-54, 64-76, 103-107, 108-113, 132-135, 129-131, 144-146, 167-173, shall be retained as such and shall not be adapted for living purposes without planning permission from the Local Planning Authority.
Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
Prior to first occupation of any dwelling, the East - West footway/cycleway (running along the southern boundary) including associated crossings and street furniture shall be provided in accordance with a plan that shall be submitted to and approved by the Local Planning Authority.
Reason: In the interests of accessibility and promoting sustainable travel in accordance with Policies T1 of the South Oxfordshire Local Plan 2011.
Prior to first occupation, in addition to the private drainage layout plan received (drawing no. 012/032 Rev A) the remaining private drainage layout drawing to cover the whole of the Phase 1 site (the subject of this application) shall be submitted to the Local Planning Authority.
Reason: To ensure that the application is accompanied by a complete set of private drainage layout plans,in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.
