The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P19/S0118/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BS364-A501 rev B, BS364-A500 rev B, BS364-A100 rev B and BS364-A101 rev B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

A finalised foul water drainage layout and details shall be submitted and subsequently approved by the Local Planning Authority prior to the change of use taking place on the site. Reason: To prevent pollution in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.

The hours of operation for the development hereby approved shall be restricted to 08:30-18:30 Monday to Saturday and 10:00-16:00 on Sundays and Bank Holidays. Reason: To protect the occupants of nearby residential properties from noise disturbance in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.

The noise mitigation measures as set out in section 7.2 of the Noise Impact Assessment reference 18-0091-0 R01 hereby approved shall be put in place prior to the change of use commencing and be retained thereafter for the duration of the development. To protect the occupants of nearby residential properties from noise disturbance in accordance with Policies EP1 and EP2 of the South Oxfordshire Local Plan 2011.
