That at the expiration of a period of 5 years from the date of this permission the use of the building as specified in the application shall cease.and shall thereafter be limited to agricultural use. Reason: The specific circumstances of this site warrant the Local Planning Authority having control over a permanent change of use in the interests of amenity and in accordance with Policies CSEM4, and CSR2 of the South Oxfordshire Core Strategy 2027 and Policies G2, G3, E8 and D1 of the South Oxfordshire Local Plan 2011-

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 6600.G5, 6600.LO1A and 6600.GS.BO1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The use of part of the building hereby approved shall be limited to a gun repair workshop as outlined within the cover letter dated 29 May 2018 submitted in support of this application, and no retail sales shall be carried out from the site Notwithstanding the provisions of the Town and Country (General Permitted Development Order) 2015 (or any Order revoking or re-enacting that Order) no change of use of the building shall be undertaken without first obtaining planning permission from the Local Planning Authority. Reason: The specific circumstances of this site warrant the Local Planning Authority having control over any further development in the interests of amenity and in accordance with Policies CSEM4, and CSR2 of the South Oxfordshire Core Strategy 2027 and Policies G2, G3, E8 and D1 of the South Oxfordshire Local Plan 2011-

The external lighting system shall only be activated and deactivated by motion sensors between the hours of 16:00 and 08:00, and by a light sensitive switch when natural light is available. The motion sensors shall be designed and calibrated to ensure they shall only be activated by a person or vehicle entering the floodlit area. Reason: To protect the appearance of the area from light pollution in accordance with Policy EP3 of the South Oxfordshire Local Plan 2011.
