The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies A1, G2 and D1 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for the existing hedgerow and trees along the northern boundary of the site, and the trees and hedgerow shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" that shall first have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important and to help to assimilate the development into its surroundings in accordance with Policies CSQ3, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C4, C9, CON7 and D1 of the South Oxfordshire Local Plan 2011.
The building hereby approved is to be used in connection with the agricultural use of the land as shown on the plans accompanying the application and shall at no time be used for purposes other than those ancillary to or in connection with the principal use of the building.
Reason: To restrict the use of the building to one compatible with the surrounding rural area and prevent significant intensification in activity on the site and significant intensification in the use of the substandard site access. The proposed building is situated in the rural area where the Local Planning Authority would not normally grant permission for a residential or commercial business use and this permission is granted solely in order to fulfil an agricultural need for maintaining the land and the ancillary use of restoring agricultural equipment in accordance with Policies CSS1 and CSR1 of the South Oxfordshire Core Strategy 2027 and Policies A1, T1 and T2 of the South Oxfordshire Local Plan 2011.
Within two months of the first use of the building hereby permitted two of the existing sheds on the site (the smaller shed shown on plan 01 B and larger shed at the west end of the site not shown on the plans) shall be demolished and the materials removed from the site.
Reason: To safeguard the character of the area and the openness of the countryside in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies A1, CON7, G2 and D1 of the South Oxfordshire Local Plan 2011.
