Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 44A, 52A, 43A, 41B, 46A, 45A, 53A, 56C, 47C, 42B, 51C, 55C, 11, 12, 31, 30, 32, 26, 25, 16, 17 and 00A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the works hereby approved, a schedule of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5 of the South Oxfordshire Local Plan 2011.

Prior to the construction of the Southern extension to the Market Building hereby approved, the church wall shall be repaired in accordance with a method statement and specifications of materials first submitted to and approved in writing by the Local Planning Authority. The works shall not be carried out otherwise than in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5 of the South Oxfordshire Local Plan 2011.

That the relevant part of the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors including glazing specifications for the link structure has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the relevant works hereby approved a full schedule of repair and alteration works to be undertaken to the Market Building shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out only in accordance with the approved schedule. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the relevant works hereby approved details of the method of junction/connection between the extension and the market building shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5 of the South Oxfordshire Local Plan 2011.

Prior to the installation of any pieces of signage on the proposed buildings, details of the new signage shall be submitted to and approved in writing by the Local Planning Authority. The details shall include: 1. Location and size of the signs 2. Content of the sign 3. Materials and colour of the sign 4. Confirmation of any lighting as part of the sign Thereafter the signage shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5 of the South Oxfordshire Local Plan 2011.
