The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC01 and COM001, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Any additional works of making good to the historic fabric of the building is carried out in materials and finishes to match the existing. Reason: To secure the visual appearance and the special architectural and historic character of the listed building in accordance with development Plan policies.
