The proposed modified development will continue to be visually intrusive and contrary to the character and appearance of the site and its surroundings. This is contrary to policies G2, G4, C9, D1, H12 and H13 of the South Oxfordshire Local Plan; policy CSQ3 of the South Oxfordshire Core Strategy; policy DQS1 of the Joint Henley and Harpsden Neighbourhood Plan; and government guidance contained in the National Planning Policy Framework, aimed at achieving good design and respect for local distinctiveness.
The proposed modified development will continue to significantly diminish the landscape quality of the site and its surrounding and would therefore be harmful to the landscape and scenic beauty of the Chilterns Area of Outstanding Natural Beauty. This is contrary policy CSEN1 of the South Oxfordshire Core Strategy; and government guidance contained in the National Planning Policy Framework, aimed at protecting the landscape and scenic beauty of Areas of Outstanding Natural Beauty from adverse development.
