Conditions / Refusal Reasons
That the development hereby approved shall be finished in accordance with the details shown on the following approved plans, 17.019.F.301B Rev B and 17.019.S.301 Rev A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The external cladding shall be dark stained, horizontally aligned, timber boarding and shall be applied to the outbuilding prior to the first use of the building and shall thereafter be retained as such. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies D1 and H13 of the South Oxfordshire Local Plan 2011.

The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as The Gables. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
