The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, SK1803.001 Rev 0, SK1806.018 Rev 0, 1803.017 Rev 0, 1803.007 Rev 0, SK1803.006 Rev 0, 1803.010 Rev 0, 1803.014 Rev 0, 1803.009 Rev 0, 1803.013 Rev 0, 1803.005 Rev 0, 1803.008 Rev 0, SK1803.004 Rev 0, SK1803.002 Rev 0, 1803.011 Rev 0, SK1803.003 Rev 0, 1803.012 Rev 0, 1803.015 Rev 0 and 1803.016 Rev 0, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.

No spoil or excavated materials from the construction of the enlarged patio area hereby approved shall be deposited or stored on the site. Reason: To protect the setting of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy 2027 and policy CON5 of the South Oxfordshire Local Plan 2011.
