The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The use of the building hereby permitted shall be limited solely to agricultural purposes in connection with the agricultural use of the land as shown on the plans accompanying the application.
Reason: To restrict the use of the building to one compatible with the surrounding rural area in accordance with Policy CSS1 of the South Oxfordshire Core Strategy 2027 and Policy A1 of the South Oxfordshire Local Plan 2011.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
The development hereby permitted shall not be commenced until surface water drainage works have been carried out in accordance with details that have been first submitted to and approved in writing by the Local Planning Authority.
The scheme submitted shall include the following;
a. Infiltration testing, in accordance with BRE Digest 365 Soakaway Design guidance, to be completed and results submitted to demonstrate the suitability (or otherwise) of the use of infiltration SUDs
b. Design calculations to demonstrate performance of the drainage system up to the 1 in 100 year plus climate change return period
Thereafter, the development shall proceed in accordance with the approved details.
Reason: To prevent pollution and flooding in accordance with Policy EP1 and EP6 of the South Oxfordshire Local Plan 2011.
The development shall be carried out in accordance with the Flood Risk Assessment contained within the Covering Letter, prepared by JPPC Chartered Town Planners, reference HV/coles, dated 25 April 2018; the formal email, prepared by JPPC Chartered Town Planners, reference EA WA/2018/125265/01-L01, dated 19 June 2018, and the following mitigation measure:
a.) There shall be no raising of existing ground levels on the site.
The development in accordance with the above details and mitigation measure, shall be retained and maintained as such thereafter.
Reason: This condition is sought in accordance with paragraphs 155 to 165 of the National Planning
Policy Framework 2018 and South Oxfordshire Local Plan policy EP6, to reduce the risk of flooding on-site and elsewhere. In particular to to prevent flooding elsewhere by ensuring that the flow of flood water is not impeded and the proposed development does not cause a loss of flood plain storage
