Prior to the commencement of the development hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011. No development shall take place until further details of the proposed green roof including construction method, species and maintenance regime have been submitted to and been approved by the local planning authority. The green roof shall be implemented in full and maintained in accordance with the approved details. Reason: To ensure the development provides the maximum possible provision towards creation of habitats and valuable areas for biodiversity to accord with Policy CSB1 of the South Oxfordshire Core Strategy 2027 and Policy C6 of the South Oxfordshire Local Plan 2011. Prior to first use of the development, the parking and manoeuvring areas shall be fully constructed in accordance with the submitted plan; thereafter those areas shall be retained without obstruction except for the parking of vehicles. Prior to first use of the new office building electric charging points shall be provided in accordance with details to be submitted to and approved in writing by the Local Planning Authority.
