Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P18/S1920/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO001, EF001, PF001, EF002, PF002, LOC001, 174992.01.P1, 174992.02.P1 and 174992.02.P2, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the works hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy (CON3) of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of new timber plate/corbels. b. Details of the reduction of the size of the fireplace opening. c. Clarification of the finish for the brick chimney stack in the first-floor bedroom (lime pointing of brickwork rather than lime plaster finish preferred in order to maintain the line of the brickwork.) d. Details of vents/flues/extract ducts (anodised or black finish requested) e. Clarification of details of access to first floor over the wing. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy (CON3) of the South Oxfordshire Local Plan 2011.
