Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, L.7, L.5, L.8, L.4, L.1, L.2, L.6 and L.3, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
The tree protection details as shown on the approved Tree Protection Plan (Ref: TPP001) shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011
The development hereby approved shall be implemented in accordance with the measures outlined in the "Recommendations" section of the supporting Ecology Survey and Assessment Report (BSG Ecology, 24/04/2018, Ref: P18-296 Thomley Letter Report (1.0))
Reason: To ensure that the proposed development achieves a no net-loss of biodiversity, in accordance with Policy CSB1 of the South Oxfordshire Core Strategy and saved Policy C6 of the South Oxfordshire Local Plan 2011.
No materials, plant, temporary structures or excavations of any kind should be deposited / undertaken on the Public Right of Way that may obstruct or dissuade the public from using the Public Right of Waywhilst development takes place.
Reason: To ensure the Public Right of Way remains available and convenient for public use in accordance with Policy R8 of the South Oxfordshire Local Plan 2011.
No changes to the Public Right of Waydirection, width, surface, signing or structures shall be made without prior permission approved by the Countryside Access Team (Oxfordshire County Council) or necessary legal process.
Reason: To ensure the Public Right of Way remains available and convenient for public use in accordance with Policy R8 of the South Oxfordshire Local Plan 2011.
