Conditions / Refusal Reasons
That the manege hereby approved shall be used for recreational equestrian purposes only and shall not be used for commercial purposes including in connection with the provision of riding lessons or tuition. Reason: A more intensive use of the site is inappropriate having to the relatively inaccessible position of the site in accordance with Policies G2, G3 and R10 of the South Oxfordshire Local Plan 2011.

That no lighting other than that shown on the plans hereby approved shall be provided on the site unless in accordance with a scheme that has been first submitted to and agreed in writing by the Local Planning Authority. Reason: To protect the appearance of the area, and local residents from light pollution in accordance with Policy EP3 of the South Oxfordshire Local Plan 2011.
