The proposed development would be contrary to the character and local distinctiveness of the area. This is contrary to policy CSQ3 of the South Oxfordshire Core Strategy; saved policies D1 and G2 of the South Oxfordshire Local Plan; and government guidance contained in National Planning Policy Framework aimed at achieving good design, respect for local distinctiveness and protection of the district's settlements from adverse development.
The proposed development would be contrary to the character of the conservation area. This is contrary to policy CSEN3 of the South Oxfordshire Core Strategy; saved policy CON7 of the South Oxfordshire Local Plan; and government guidance contained in National Planning Policy Framework aimed guidance aimed at protecting and enhancing historic assets and environments from adverse development.
The proposed development would be harmful to the landscape and scenic beauty of the Chilterns Area of Outstanding Natural Beauty. This is contrary to policy CSEN1 of the South Oxfordshire Core Strategy; and government guidance contained in National Planning Policy Framework aimed at conserving and enhancing the landscape and scenic beauty of Areas of Outstanding Natural Beauty and protect these from adverse development.
The proposed 2m high fence on either side of the proposed vehicular access would provide inadequate vision splays for the drivers of vehicles exiting the site onto Crown Lane. This would represent a hazard to other users of Crown Lane, including vehicular traffic accessing both the public house and other neighbouring properties, as well as, pedestrian users of the public footpath network. This would be contrary to saved policies T1 and TSM4 of the South Oxfordshire Local Plan.
