The development shall not be carried out other than in accordance with the proposed kitchen extraction and ventilation system provided by CK Direct Duct & Maintenance Ltd via the agent on 9 May 2018. The system must then be operated and maintained to ensure there is no adverse impact in terms of noise or odour on any neighbouring property. In the event of unacceptable noise or odour being caused by the installed system, the applicant or persons responsible shall investigate and undertake appropriate attenuation works to resolve the problem to the satisfaction of the local planning authority. Reason: To protect the occupants of nearby residential properties/Businesses from noise and odour disturbance during the development of the site in accordance with South Oxfordshire Local Plan 2011 Policy EP1 - Prevention of Polluting Emissions.

The hours of operation for the development including the use of any extraction equipment shall be restricted to 09:00-17:45 hours. Reason: To protect the occupants of nearby residential properties from noise disturbance in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.
