That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1738 -020A, 1738 -011, 1738 -010, 1738 -014, 1738 -017, 1738 -019, 1738 -016, 1738 -BP, 1811 -003, 1738 -006, 1738 -019_, 1738.012, 1738.013_, 1738.015_, LOC001_, 1811-001, 1811-002, 1811-004, 1811-005 and 1738.018_, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.

The tree protection details as shown on the approved drawing 1738.020 A shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C9, D1 and G2 of the South Oxfordshire Local Plan 2011

The klargester and associated drainage runs shall be implemented strictly in accordance with the layout and details shown on the approved plan 1738.020 A. Reason: To safeguard the trees shown to be retained on site and those in the neighbouring plots, which are visually important in accordance with Policies CS1, CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C9, D1, G2 and H13 of the South Oxfordshire Local Plan 2011
