Between the hours of 18:00 and 21:00 hours on any day the decked area at the front of the premises shall be used only for pre-dinner drinks and for no other purposes including any other purpose in Class A3 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any Order revoking or re-enacting that Order). Reason: To protect the occupants of nearby residential properties from noise disturbance in accordance with Policies CS1, CSS1, CSHEN1 and CST1 of the South Oxfordshire Core Strategy and policies C3, CON7, G2, EP1, EP2, EP3 and TC1 of the South Oxfordshire Local Plan 2011.

That no part of the external areas of the site shall be used by customers after 21:00 or before 09:00 hours on any day and that no part of the external areas of the site shall be used for dining after 18:00 or before 09:00 hours on any day without the prior written authority of the Local Planning Authority. Reason: To protect the occupants of nearby residential properties from noise disturbance in accordance with Policies CS1, CSS1, CSHEN1 and CST1 of the South Oxfordshire Core Strategy and policies C3, CON7, G2, EP1, EP2, EP3 and TC1 of the South Oxfordshire Local Plan 2011.

That all doors and windows on the north east elevation fronting onto the river Thames shall be kept closed except for access and egress after 18:00 or before 09:00 hours on any day. Reason: To protect the occupants of nearby residential properties from noise disturbance in accordance with Policies CS1, CSS1, CSHEN1 and CST1 of the South Oxfordshire Core Strategy and policies C3, CON7, G2, EP1, EP2 and TC1 of the South Oxfordshire Local Plan 2011.

No additional lighting shall be provided to external areas without the prior written authority of the Local Planning Authority. Reason: To protect the appearance of the conservation area, banks of the river Thames and the occupants of nearby residential properties from light pollution in accordance with Policies CS1, CSS1, CSHEN1 and CST1 of the South Oxfordshire Core Strategy and policies C3, CON7, G2, EP1, EP3 and TC1 of the South Oxfordshire Local Plan 2011.

This planning application relates to the variation of Condition 9 of planning permission P08/E0886 only and all other conditions attached to this planning permission remain in force. Reason: To clarify the scope of this planning permission.
