Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO001 and LOC001, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of works, a written scheme of investigation (building recording) shall be submitted to and approved in writing by the Local Planning Authority. Thereafter during the implementation of the works hereby approved a watching brief shall be carried out during the course of the works in accordance with the approved written scheme of investigation, and prior to completion of works hereby permitted a building record to a level to be agreed with the local planning authority and in accordance with Historic England's guidance Understanding Historic Buildings shall be submitted to the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Method for removing masonry paints b. Joinery details for replacement window on gable end c. Lime specifications for renders, plasters and mortar and lime wash d. Details of replacement rainwater goods e. Details of the repairs to the Witch Ball hanging sign f. Agreement of the extent and nature of timber frame repairs Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy (CON2/CON3) of the South Oxfordshire Local Plan 2011.
