The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P21/S2776/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3117-02B, 3117-01B, 3117-03A, P001, 3117-5U and LOC001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON7, H13, G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby approved fully worked up engineering drawings for the kitchen extension must be submitted for written approval by the Local Planning Authority detailing how the proposed pile and concrete raft foundations, referred to in the arboricultural report, will be designed and implemented. The design must limit all excavation to the depth of the existing shallow foundation of the existing patio, with the exception of drilling for each pile. If a ground beam is to be used it must sit on top of the existing ground level and not in the first 300mm of soil, as is typically the case as this will cause foreseeable root damage to the protected trees. Thereafter the development shall be carried out in accordance with the approved details with the agreed measures being kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, CON7, C9, D1 and H13 of the South Oxfordshire Local Plan 2011.
