That particularly having regard to its size and siting of the extensions in close proximity to the boundary of the neighbouring property to the east, number 29 The Croft, the proposed building would have an overbearing effect upon that property. In addition the position of the rear of the development relative to the front elevation and first floor windows of the property to the west at 25 The Croft, the development would be intrusive and unneighbourly and result in a significant level of overlooking and loss of amenity of the occupants of that property. The proposal overall amounts to an unneighbourly form of development contrary to Policies G2 and H13 of the South Oxfordshire Local Plan 2011 and Section 7 of the South Oxfordshire Design Guide and Section 6.26 of the South Oxfordshire Design Guide 2016: Householder extensions and outbuildings Technical Document
