Notwithstanding the approved hard landscaping plan (GL 0820 05 F) the extra care facility shall not be occupied until a plan to show details of a 1.8 metre boundary wall to the north and east of the extra care facility service yard has been submitted to and approved in writing by the Local Planning Authority. Thereafter the wall shall be constructed as per the approved plans. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to occupation of the final residential unit a plan showing land transferred to Oxford County Council, the registered provider, the management company or any other interested parties shall be submitted to and approved by the Local Planning Authority. Reason: To clarify and ensure which party is responsible for the maintenance and upkeep of the site in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policy T1 and G2 of the South Oxfordshire Local Plan 2011.

The development shall be built using only the external materials specified on the forms and/or shown on the approved drawings the subject of this planning permission, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policy G2 of the South Oxfordshire Local Plan 2011.

The vision splays shown on Drawing E723-18 Revision F shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.6 metres as measured from carriageway level. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
