Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved, including the finished floor levels, tree and hedge retention and hard landscaping, shall be carried out in accordance with the details shown on the following approved plans and within the supporting documentation, 17.09.OF.02, SOLOTF.AUSTIN.04P and 17.09.OF.01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans and application forms hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
The development hereby permitted shall be implemented in accordance with all the recommendations made in section 6 of the supporting Ecological Appraisal (Aspect Ecology Ltd, December 2017, File Reference: 5259-
EcoAp.dv1/RL/DS). Any variation from the approved details shall be agreed in writing by the local planning authority prior to any such changes being implemented.
Reason: To ensure that there is no net-loss of biodiversity resource on site, in accordance with Policy CSB1 of the South Oxfordshire Core Strategy.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without obtaining planning permission for the Local Planning Authority.
Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of visual amenity and the functional requirements of the holding in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
The occupation of the dwelling hereby permitted shall be limited to a person solely or mainly working, or last working, in the locality, in agriculture, or a widow or widower of such a person, and any resident's dependant.
Reason: The proposed dwelling is situated in the rural area where the Local Planning Authority would not normally grant permission for such a development and this permission is granted solely in order to fulfill an essential agricultural need, in accordance with Policy CSS1 of the South Oxfordshire Core Strategy 2027.
