Having regard to the height, scale and design of the second floor additions to the rear of the property, the proposed development would unacceptably erode the existing form and character of the property and the wider built form. As such, the scheme would neither protect nor reinforce the character and appearance of the site and the surrounding area. The proposal is therefore contrary to Policies ESDQ16, ESDQ17 and ESDQ28 of the Thame Neighbourhood Plan; Policies CSTHA1 and CSQ3 of the South Oxfordshire Core Strategy and Policies D1, G2 and H13 of The South Oxfordshire Local Plan 2011 and advice within the South Oxfordshire Design Guide.
Having regard to the height and form of the proposed extension and its proximity to the boundary with no. 81 Corbetts Way, the development would have an unacceptable impact upon the outlook from the garden area at that property. The overbearing impact of the proposed extension would be contrary to Policies H13, G2 and D4 of the South Oxfordshire Local Plan 2011 and advice within the adopted South Oxfordshire Design Guide.
