Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of development, a plan demonstrating appropriate visibility splays at 

i.	all vehicular accesses to the estate road,
ii.	all junctions of the estate road (within the site), and 
iii.	all vehicular accesses to the public highway (Mill Lane)

shall be submitted to and approved by the Local Planning Authority and thereafter shall be provided prior to occupation or first use of associated dwelling or parking court to which the access is required. Subsequently the splays shall be retained and maintained accordingly

Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
